State and location, general description, building materials and other.

STATE AND LOCATION
Lugo is a small provincial town. So the location of the house combines the benefits of living just a 10-minute drive away from a small city centre, with those of a small, tranquil, rural neighbourhood. It is surrounded by a small cluster of other newly-built, one-family detached houses, yet it lies in a quiet rural location, with traditional farmhouses and woodland in the neighbourhood. The house was built in 1997 and has since been in the hands of only one very careful owner, which ensures it is in as good of a condition as it was when we first moved in.

GENERAL DESCRIPTION
 The house has got two floors (a total of 174.1 m2 ), plus a garage (87.15 m2 ) and an attic (about 40 m2).
It has the following rooms:
  • three bedrooms
  • a guest room / sitting room fitted with a daybed
  • a play-room (easily transformed into study or one more bedroom)
  • a very spacious kitchen, with cooking and dining areas
  • a big, luminous sitting/dining room with a fireplace and balcony
  • a conservatory (a very ample glazed front porch)
  • four bathrooms: one of them in the garage for gardening purposes; another en-suite in the main bedroom
  • a store room
  • an extra room, previously used as gym
However, the most outstanding feature of the house is no doubt the garden (700 m2 ), very well kept and with plenty of possibilities.

BUILDING MATERIALS
FLOORS: All three bedrooms plus the guest room / sitting-room have floorboards (parquet). The dining-room, bathrooms, kitchen and landings are tiled (light sandy yellow gres). The stairs are granite stone (light brownish colour). The garage floor is painted grey with special antislip floor paint. The attic floor tiling is corkboard.

WALLS: The walls are painted light yellow, with the exception of the bedrooms on the first floor, which are painted very light brown. Ceilings and attic walls are white. All paint used in the house is plastic smooth paint. All bathrooms and kitchen have tiled walls. The attic ceiling is covered in wooden boards.

WINDOWS: Windows are white aluminium, with Climalit double-glazing. and tilt-and-turn system. All have white exterior aluminium window blinds with security fasteners on the ground floor. The ones in the two large dining-room windows are automatic due to their size.

CENTRAL HEATING AND WATER SUPPLY: The house has central heating (diesel oil heater and deposit) and its own water well. The well has an electric pump which connects the stream with the house's water supply system. Therefore it can be used as an alternative to treated tap water. The water flow in the spring is so abundant that so far it has never failed, even though we use it for the kitchen, bathrooms and garden.

OTHER EQUIPMENT: There's a marble fireplace in the dining-room with an in-set wood-burning stove with glass door. The house has a Digital Terrestrial Television aerial on the roof, plus a small satellite dish. The en-suite bathroom has a Jacuzzi whirpool bath.
